BoringHost + Hostaway: AI Guest Operations for Your Vacation Rental Stack
Hostaway is a property management system built for vacation rental operators managing 5 to 50+ properties. It covers channel management (Airbnb, VRBO, Booking.com, direct bookings), guest communication, task automation, cleaning coordination, and basic reporting. As an Airbnb Preferred Partner and Booking.com Premier Partner, Hostaway offers direct API connections to major booking platforms.
Hostaway handles the operational backbone: calendar syncing across platforms, automated pricing, reservation management, and owner reporting. It does this well. What it doesn’t do is think for you. When a guest messages at 2am asking for the WiFi password, Hostaway can send a pre-written template. It can’t read the message, understand what the guest actually needs, and respond with context-specific information pulled from the reservation.
That’s the gap BoringHost fills.
What Is Hostaway?
How BoringHost Connects to Hostaway
The integration takes about 30 minutes to set up. Here’s what happens:
Step 1: Connect your Hostaway account. BoringHost connects to Hostaway’s API using your account credentials. No migration, no data export, no downtime.
Step 2: BoringHost pulls your property data. Listings, house rules, access codes, WiFi passwords, parking instructions, check-in procedures, and cleaning schedules. Everything your guests ask about, BoringHost learns from your Hostaway data.
Step 3: Reservation sync starts. Every new booking, modification, and cancellation syncs in real time. BoringHost knows who’s arriving, when, at which property, and what their stay details are.
Step 4: Guest communication goes live. Messages from Airbnb, VRBO, Booking.com, WhatsApp, SMS, and email all flow into BoringHost’s unified inbox. AI reads and responds to guest messages using your property data and your brand voice.
Your Hostaway setup stays exactly the same. Calendar syncing, pricing, task management, owner reporting, everything continues running through Hostaway. BoringHost adds the guest-facing intelligence layer on top.

What Hostaway’s Native Messaging Can’t Do
Hostaway’s inbox lets you send automated templates triggered by booking events (confirmation, pre-arrival, checkout). These work for proactive messages you send on a schedule. They don’t work for reactive communication, when a guest asks a question you didn’t anticipate.
A guest messages: “We’re arriving late, around midnight. Is there parking near the unit? Also, is there a grocery store nearby that’s open late?” Hostaway’s template system can’t parse that question, look up the property’s parking details, and suggest the nearest late-night grocery store. A team member has to read it, look up the information, and type a response.
BoringHost reads the message, identifies the three questions (late arrival, parking, grocery), pulls the relevant data from Hostaway (the property’s parking instructions, local recommendations from the digital guidebook), and drafts a response that covers all three. If the AI confidence is high, it sends automatically. If it’s unsure, it escalates to your team with the draft and context.
What Gets Synced
When BoringHost connects to your Hostaway account, these data points sync in real time:
Reservation data: Guest name, email, phone number, check-in/checkout dates and times, number of guests, booking source (Airbnb, VRBO, Booking.com, direct), total price, payment status, special requests.
Property data: Listing name, address, access codes and lock instructions, WiFi credentials, house rules, parking instructions, checkout procedures, amenity details.
Calendar data: Availability, blocked dates, turnovers, gap nights (used for upsell timing).
Guest history: Previous stays, past messages, review scores (used for personalization and VIP detection).
This sync is bidirectional for messaging. When BoringHost sends a message to a guest through the Airbnb API, the message appears in your Hostaway inbox too. Your team always has full visibility.
A Real Scenario
Friday, 11:47 PM. A guest booked three weeks ago on VRBO. They’re arriving tomorrow morning for a 4-night stay at one of your 30 properties.
Without BoringHost: The guest messages your VRBO inbox asking for the door code. Your team is asleep. The guest gets a response at 8am the next day. They’re already at the door, frustrated. They call your phone. Voicemail. They leave a message. You call back 20 minutes later and read the code from a spreadsheet. The guest checks in annoyed. Review mentions “difficult check-in process.”
With BoringHost + Hostaway: The guest messages at 11:47 PM. BoringHost reads the message, identifies it as an access code request, pulls the guest’s reservation from Hostaway (confirmed, paid, check-in is tomorrow), retrieves the property’s door code, and responds within 2 minutes: “Hi [name], your door code for [property] is [code]. The entrance is around the back of the building. Parking spot 4 is reserved for you. WiFi is [network/password]. See you tomorrow!”
The guest checks in smoothly. Nobody on your team woke up. The review mentions “great communication.”
Meanwhile, BoringHost also checked the calendar and noticed the night before the guest’s arrival is open. At 10am, it sends an automated upsell offer: “Would you like to check in a day early? The property is available tonight at a discounted rate.” If the guest accepts, payment is captured automatically and the cleaning schedule updates.
Who This Integration Is For
Hostaway operators managing 10+ properties who spend more than 2 hours a day on guest messages and miss after-hours inquiries.
Operators who want to keep Hostaway as their PMS but need smarter guest communication than templates and scheduled messages.
Teams scaling beyond what manual messaging can handle. Hostaway manages your operations. BoringHost manages your guests.

Here’s what our property managers needed to know before signing up
Can I keep using Hostaway's automated messages alongside BoringHost?
Yes. Many operators keep Hostaway’s booking confirmation template active while letting BoringHost handle all reactive messaging (guest questions, requests, complaints) and proactive communication (upsells, guidebook delivery, review requests). You can transition gradually.
Does BoringHost replace Hostaway?
No. BoringHost is not a PMS. It doesn’t do calendar syncing, pricing, or owner reporting. It adds AI guest communication, phone calls, upselling, and digital guidebooks on top of Hostaway. You need both.
How long does setup take?
About 30 minutes to connect Hostaway and configure your first properties. BoringHost pulls your property data automatically. Most operators are fully live within 1-2 days.
Does the AI phone agent work with Hostaway?
Yes. The AI phone agent pulls reservation and property data from Hostaway in real time. When a guest calls, the agent can retrieve their door code, give directions, answer property questions, and escalate emergencies to your team.
What if BoringHost's AI gives a wrong answer?
BoringHost uses confidence-based escalation. If the AI isn’t confident in its response, it drafts the message and routes it to your team for review instead of sending automatically. You set the confidence threshold. For new properties, start with a higher threshold and lower it as the AI learns your data.
How much does it cost to add BoringHost to my Hostaway setup?
BoringHost starts at $13/listing/month for portfolios under 50 properties, or $8/listing/month for 50+ properties. Voice calls are $0.21-$0.31/minute. There are no setup fees or long-term contracts.
Does it work with Hostaway's dynamic pricing tools?
BoringHost doesn’t touch pricing. Your dynamic pricing tool (PriceLabs, Beyond Pricing, Wheelhouse) continues working through Hostaway exactly as before. BoringHost reads availability and pricing data for upsell timing (knowing which nights are open and at what rate) but never changes your rates.
Can I see AI conversations in Hostaway's inbox?
Yes. Messages sent by BoringHost through Airbnb, VRBO, or Booking.com appear in Hostaway’s unified inbox. Your team maintains full visibility across both platforms.
