Most pricing tools converge to the market average, which prices a La Jolla home against San Diego and leaves 20 to 40% of ADR on the table. Underpricing Check draws the real submarket boundary, builds the comp set inside it, and finds the properties priced as if they sit in a weaker neighborhood than they do, ranked by the dollars you would recover.

What this does

  • Compares each listing to two comp sets, the lazy city-wide one and the correct one inside the neighborhood polygon
  • Flags a listing priced below the polygon when its submarket is clearly stronger than the city average
  • Proposes a new base at the polygon median, or a shade conservative when reviews or amenities are thinner
  • Projects the annual revenue delta for every reposition, biggest dollars first
  • Returns insufficient data rather than a low-confidence guess when the comp set is thin
