Weekly Rate Review

A low occupancy number is not a signal to cut price, it is a question. Weekly Rate Review runs the Monday pacing briefing on one metric, how your forward occupancy compares to the market at 7, 30, 60, and 90 days out, flags the laggards, and diagnoses each one as a price, product, visibility, or market problem. Price is almost never the first answer.

What this does

  • Scores each unit's forward occupancy against the market at four horizons, 7, 30, 60, and 90 days out
  • Sets the target band by season, since you pace with the market in peak and ahead of it in the low season
  • Flags a laggard on the 60 or 90 day horizon, early enough to act, not on the 7 day when it is too late
  • Diagnoses each laggard as a price, product, visibility, or market problem before recommending anything
  • Rules out visibility and product first, because the rate is almost never what is actually wrong

  • The reflexive price cut on a listing whose real problem was a stale review or a four-night minimum
  • The 2 to 4 hours of weekly pacing analysis, delivered as a 3-minute Monday briefing
